What is important to think when building in Bali compared to other places in the world?Due to the tropical weather here in Bali, we need to be very careful with the choices of material. Our team of architects and contractors make sure we use the quality and shapes suitable for this weather conditions.

Can I lease the land without being in Bali?Yes you can. Many of our clients appoint a Power of Attorney (POA) to sign the transfer of deed on their behalf. This is a simple process and can be done remotely. Even your friend or lawyer can be appointed as your POA.

Is it possible to organize a single appointment in Bali to visit the land, management and construction, while managing the rest of the project from abroad?Yes, it is very possible. Together our clients get weekly reports, weekly progress through videos and pictures. Most of our clients are part of the whole project while being on the other side of the world.

How does mortgage works? Are loans possible?It is more likely that your local bank doesn't give out a loan for a lease hold in Indonesia. Nevertheless every country has different requirements.

Can I get a credit for buying a villa in Bali?In Bali, it is not possible for a foreigner to obtain a credit (except special case). Regarding your borrowing opportunities in your country of residence, unfortunately this is an issue we do not control since every country has different requirements.

What are the notary fees?Notary fees relating to the rental or purchase of land are usually in the line of 1%.

What is the difference on Leasehold and Freehold?Leasehold means you rent the land for a period of time. Freehold means you buy the land and it belongs to you for an unlimited period.. As a foreigner you cannot buy freehold unless you have a local nominee or a company registered here in Indonesia.
